ON THE ISSUE OF DESIGNING MULTIFUNCTIONAL HIGH-RISE COMPLEXES IN COASTAL AREAS

The article addresses the problem of the efficient and rational use of coastal areas in connection with urban expansion and the need to utilize unused and remote zones. It identifies the main problems of such territories (monofunctionality, disconnection from the urban structure, seasonality) and the most effective ways to solve them (multifunctionality, implementation of adaptive spaces, year-round use). The aim of the study is to identify ways of interaction between a multifunctional complex and the surrounding environment and water. The authors of the study rely on the strategy of 'vertical urbanism,' which promotes three-dimensional development of the urban environment. Contemporary trends in the interaction of urban structures and multifunctional complexes with water are considered, based on Russian and foreign counterparts. The study identifies the maximum efficiency of such interaction, which is achieved through a comprehensive synthesis of all levels of spatial connections within a single multifunctional complex. The article suggests considering multifunctional high-rise complexes as an integrated element of the interaction between society and the building and the surrounding space. At the final stage of the study, conceptual schemes were developed and systematized into a three-level model showing key connections at the territory level (public Embankments), the stylobate (multifunctional platforms with direct access to the waterfront), and the vertical volumes (panoramic views, "green" technologies, rooftop spaces).
