Integrated investment strategies: Catalysing development impact through real assets

Marco Dall’Orso
This paper discusses the importance of integrated investment strategies in real estate and infrastructure. It defines integrated investments as coordinated efforts across multiple complementary and synergetic sectors aimed at achieving social, economic, and environmental benefits as well as sustainable financial returns. The paper argues that these investments are intrinsically self-reinforcing, as each component supports and reinforces the others, allows for risk diversification, and contributes to strengthening the local context, making them more resilient. By moving away from isolated stand-alone projects and adopting a holistic approach, integrated investments can drive long-term positive changes for communities. The paper also highlights some limitations of traditional, siloed investment strategies and reflects on real-world examples of successful integrated investments. Key factors for success include clear vision, strong fundamentals, effective leadership, mobilisation of patient capital, community engagement, and innovative partnerships.
