Impact of Infrastructure Condition on Residential Property Values in Kaduna Metropolis.

Structured questionnaires were administered to 36 Estate Surveying firmswithin Barnawa and Narayi areas of Kaduna Metropolis. 2 Estate Surveyors were selectedrandomly from each of the 36 firms giving a sample size of 72, out of which 44 were retrieved andconsidered useful for the analysis giving a response rate of 61.1%. Their responses were analysedsubjectively using descriptive statistical tools. The study revealed that rental trend for propertiesin Barnawa commanded higher rent than properties in Narayi. This can be attributed to bettercondition of infrastructure evident in Barnawa. Most critical factors influencing Infrastructurecondition in Barnawa and Narayi are misappropriation of funds, Government policies andcorruption with weighted mean scores of 3.00, 2.88, 2.77 respectively. Investors, propertymanagers and tenants may benefit from the findings of this paper as they make better investment,management and occupational decisions. Also, the findings of this paper can enhance prudentmanagement of funds by the Kaduna State government and its agencies. This paper is unique as itprovides practical solutions to ensure better condition of infrastructure thereby enhancing returnon investment.
